  • At The 4060 Preferred Place, we understand that pets are part of the family. Our communities are pet-friendly and committed to ensuring a safe and enjoyable environment for all residents—both two- and four-legged. Pet Eligibility We welcome domestic dogs and cats only. Exotic animals, rodents, reptiles, amphibians, and other non-domestic species are not permitted. Aggressive breeds are restricted—please contact the leasing office for the full list. Pets must weigh 30 pounds or less at full maturity. A maximum of two pets per apartment is allowed. Registration & Documentation All pets must be registered with the leasing office before move-in. Required documentation includes: A recent photo of the pet Vaccination records Proof of compliance with local pet licensing laws Pets must wear identification tags at all times while on property. Fees & Deposits Non-refundable pet fee: $350 per pet Monthly pet rent: $30 per pet Refundable pet deposit: $150 per pet (returned upon move-out, pending inspection) Resident Responsibilities Pets must be supervised and may not roam freely or be left unattended in common areas. Leashes are required for all dogs when outside the apartment. Pet owners must clean up after their pets immediately and dispose of waste properly. Pets must not cause excessive noise or disturbances. Residents are liable for any damages caused by their pets to units, common areas, or neighboring property. Designated Pet Areas Use only the designated pet relief areas provided on-site. Clean-up is mandatory in all pet areas.

  • Smoke-Free Environment: Smoking—including the use of tobacco products, electronic cigarettes, vaping devices, hookahs, or any similar products—is not permitted anywhere on the property. This includes individual apartment units, common areas (e.g., lobbies, hallways, laundry rooms, community centers), balconies, patios, and any shared outdoor spaces.
